Philippine conglomerate SM Group, through SM Prime, is advancing a sprawling waterfront development dubbed "Pasay 360" across reclaimed land in Pasay City. Undertaken in coordination with the Pasay local government and the Philippine Reclamation Authority, the master plan covers around 360 hectares. It envisions roads, bridges, utilities, a central park, and smart city infrastructure, with the goal of bringing in external investments across healthcare, education, and hospitality. Under the agreement, approximately 183.6 hectares of the reclaimed land will be transferred to the government free of charge upon completion.
Pasay's bayfront sits near the Entertainment City gaming cluster and the international airport, long serving as a focal point for prime commercial developments. An expansion of this scale could gradually shift local real estate dynamics and business zoning, offering a long-term signal for local Chinese entrepreneurs engaged in property leasing, hospitality, and trade across the bay area.
Turning a mega-reclamation concept into physical reality takes multi-party coordination, and the pace of actual development will unfold over time.
